Plaster vs. Stucco vs. EIFS: What's the Difference?
Three terms everyone confuses — including plenty of people in construction. Here's the plain-language version, so you can have a smarter conversation about your own project.
The 30-second answer
Plaster is the interior craft — smooth, durable wall finishes inside a building. Stucco is the traditional exterior version — a cement-based cladding applied in coats over lath. EIFS (Exterior Insulation and Finish System) looks like stucco from the street but is a completely different animal: a multi-layer insulated wall system that wraps the building in continuous insulation and engineered moisture protection.
Plaster: the interior craft
Plastering is one of the oldest building trades — the art of applying smooth, hard, seamless finishes to interior walls and ceilings. Modern interior plaster delivers durability drywall can't match, superior sound performance, and the kind of flawless surface high-end interiors are built around. When people say "plastering with distinction," this craft is where the phrase comes from.
Stucco: the traditional exterior
Cement stucco is a time-tested exterior cladding: portland cement, sand, and water applied in multiple coats over a lath base, curing into a hard, durable shell. It's fire-resistant, impact-resistant, and — properly detailed and flashed — performs well for decades in Manitoba's climate.
What traditional stucco is not is insulation. A stucco wall is only as efficient as the insulation behind it, and it's heavy: roughly five times the weight of an EIFS assembly. That weight matters for structure, and the lack of exterior insulation means the framing still short-circuits heat out of the building (up to 20% of R-value lost through wood studs, 50% through steel).
EIFS: the insulated wall system
EIFS was engineered to solve exactly those problems. From the inside out, a modern EIFS assembly is:
- An air/water-resistive barrier over the sheathing — the envelope's raincoat
- A drainage plane — so any incidental moisture always has a way out
- Continuous EPS insulation — wrapping the whole building with no gaps at studs or floor lines
- A fiberglass-reinforced base coat — the strength layer
- An acrylic finish coat — nearly any colour or texture, including convincing brick, stone, and metal looks
The result is a cladding that insulates as it protects: code-compliant assemblies reach up to R-43, heating energy drops 20–35%, and the finished wall weighs about 80% less than traditional stucco — for 20–70% less cost than masonry with the same premium appearance.
"Didn't EIFS have moisture problems?" The face-sealed EIFS of the 1990s earned that reputation — those systems had no drainage plane, so installation flaws trapped water. Modern drainage EIFS is a fundamentally different assembly, with a continuous water-resistive barrier and engineered drainage. Installed in the correct sequence and verified, it's among the best-performing claddings available for cold climates. The lesson of the '90s wasn't "avoid EIFS" — it was installation quality is everything. Which is why who installs it matters more than what's installed.
